Licenced Real Estate Agents value the sale over the best price! Why? Because most Agents subconsciously look to secure the sale once appointed as Agent, and not the best price? Why? Because the commission payable to them is assured only upon sale, any sale at any price. But for an Agent to shoot or work towards the best price possible when a lower sale price is offered, means they run the risk of missing out on the sale altogether, and therefore their Agents commission – hence the motivation to secure a low priced sale verse the best price sale is strong for many Agents. From our experience, such discrepancies as high as 20%-50% in historical markets, and sales at are above the current Agents sales advice in a weak market, as currently exists where discounts are as high as 15% off the Agents advice. Thereby proving the proprietary approach of PCS adds a premium, and opens the distinct possibility a “costless” sale can be achieved. A “costless” sale being one where the PCS proprietary approach gerjneates a value gap greater that the Agents Commission, all Selling Expenses and PCS’s commission.

The last property sale whereby the 5-Step Selling Plan was proactively applied saw that vendor/property owner achieve an offer 20%+ over the Agents advised selling price, before selling for a 54% premium over the Agents advised sale price (advised by the Agent in writing).

We have firsthand experience of an example in 2016 when despite our advice we observed firsthand the sale of a Yowie Bay deep waterfront property whereby the owner accepted $500,000 less than could have been achieved if the 5-Step Selling Plan had been proactively employed by us, on behalf of the property owner. The Agent convinced the owner to accept the current offer, ideally to secure their commission over additional effort to secure the best price – the difference in commission to the Agent was nominal, but the loss of sales commission from the sale being lost at the lower price was negligible to the Agent. Pioneer Capital Sales overcomes this shortcoming.

The 5-Step Selling Plan was employed in South Coogee whereby a sale price $425,000 over the licenced agents advised selling price of $950,000-$1.0M) was achieved – the Pioneer Capital Sales Commission is $85,000, but you the vendor have an additional $340,000.

Sales in 2022/2023 include a 2-bedroom apartment in Cronulla (5.7% over the Agents advised sale price) and a 4-bedroom home with detached Studio in the Blue Mountains that sold in mid-August 2023 for 9.9% over the licensed Agents advised sale price.

All sales to date have exceeded the licensed Agents advised sale price by between 5.7% and 54.0%; insuring the “net sale proceeds” paid to the property owner/vendor exceeded the licensed Agents advised sale price. Meaning, all Agents Commission; Pioneer Capital Sales Commission; all selling and marketing expenses and all legal conveyancing costs were absorbed by the premium we generated when working with the property vendor, leaving “net sale proceeds” exceeding the licensed Agents advised sale price.
